Notice is given that on the 16 day of June, 2026, at 10:00 AM, at Room 121 of the County Courthouse, in the City of Purcell, the Sheriff of said County will offer for sale and sell, with appraisement, for cash, at public auction, to the highest and best bidder, all that certain real estate in McClain County, Oklahoma, to wit:

A tract of land located in the West Half of the West Half of the Northwest Quarter (W1/2 W1/2 NW1/4) of Section Twelve (12), Township Six (6) North, Range Three (3) West, McClain County, Oklahoma; more particularly described as: Beginning at a point, which point is 1095 feet North of the Southwest corner of said Northwest Quarter (NW1/4) to the North line of State Highway No. 39 and thence Southeast along the North line of said Highway 165 feet to the point of beginning; thence North parallel with the West line of said Section 356 feet to a point; thence East 208.7 feet to a point; thence South parallel with the West line of said Section approximately 408 feet to the North line of said Highway; thence Northwest along the North line of said Highway to the point of beginning.

subject to unpaid taxes, advancements by Plaintiff for taxes, insurance premiums, and expenses necessary for the preservation of the subject property, if any, said property having been duly appraised at $250,000.00.

Sale will be made pursuant to a Special Execution and Order of Sale issued in accordance with judgment entered in the District Court of McClain, Oklahoma, in Case No. CJ-2023-00099, entitled First United Bank And Trust Company, Plaintiff, vs. Robert M Routt JR, Sheryl Routt, Midland Funding, LLC, LVNV Funding LLC, and United States of America ex rel. Secretary of Housing and Urban Development, being all of the Defendants and persons holding or claiming any interest or lien in the subject property.
